Cemex delivers sustainable concrete expertise for Mauguio’s Le Clos Cérès development

Cemex has participated in the development of the Le Clos Cérès residence in Mauguio, France, supplying over 4000m3 of Vertua® concrete to combine architectural excellence and environmental performance.

Located on the most strategic plot of land in the Font de Mauguio development zone, the Le Clos Cérès residence actively contributes to the structuring of the new neighbourhood. The project includes 54 three and four-room apartments, each with a terrace or balcony, a shopping centre at the foot of the building, extensive landscaped areas, and a shared outdoor relaxation area on the rooftop, offering panoramic views.

Also situated in the immediate vicinity of Mauguio town centre and a few minutes from Montpellier, the residence is well-connected to more sustainable transport options. It is expected to be delivered during the 4th quarter of 2026.

A strong architectural style

Designed by TAUTEM Architecture, the project comprises two buildings arranged around a central, extensively landscaped courtyard. The main façade asserts a contemporary identity through the precise design of the window and door openings, a colonnade that punctuates the shopping centre, vertical recesses that create green spaces and bring in freshness and light, and concrete beams at the top, reinforcing the building's presence as a true urban landmark. The project blends stone and metal, presented in a palette of warm tones, giving the complex a timeless modernity. Each apartment has been designed to combine functionality, light, and quality of life.

Vertua® concretes: performance and environmental commitment

Cemex supported this construction project from January to December 2025, providing concrete solutions tailored to the project's architectural and environmental requirements. Over 4000 m3 of lower-carbon Vertua concrete was supplied by Cemex, primarily delivered from its Lunel production unit. This also included 300 m3 of white architectural concrete, incorporating a formulation composed of white cement and local aggregates, produced by the Montpellier production unit. This concrete ensured perfect uniformity of colours and finishes on the facade, guaranteed a high aesthetic quality for visible elements, and met the client's environmental ambitions. Orders were placed via the Cemex Go digital platform, optimising logistics management and delivery planning. The quality of execution reflects a demanding collaborative effort that remained true to the initial architectural vision.

Through this project, Cemex demonstrated its ability to support residential developments with high architectural value, while integrating lower-carbon solutions adapted to the contemporary challenges of more sustainable construction.

Le Clos Cérès thus contributes to shaping a vibrant, mixed-use, and resilient neighbourhood, serving both its residents and the surrounding area.
